We gained another couple as friends this month.
They were originally approved for up to $400K at around 6%, but we found a home offering a 3.99% rate, which increased their affordability to about $450K.
The seller also covered almost all of their closing costs and prepaid items, so they only had to bring a little over $3K to closing. The deal was simply too good to pass up, so they decided to break their lease and pay the fee.
The good news is their first mortgage payment isn’t due until May 1st, giving them a little breathing room after closing.
Since it’s a brand new home, the property taxes for the rest of this year will likely still be based mostly on the land value. Next year, once they file for homestead, their homestead exemption should kick in and help reduce their taxable value moving forward.

Last year, we bought this beachside duplex just one block from the ocean. We used a first-time homebuyer loan that allowed for a low down payment, moved into one unit, and kept the existing tenant in the other unit to offset the mortgage with rent (aka #househacking ).
